Monthly Horse Leasing Agreement and Rules

Leasing Price: $470/month

Lease Includes: 

➔ Three rides per week. 

➔ Two lessons per month. 

➔ Use of a tack room for your personal riding gear (if available), or you may use lesson equipment. 

➔ The experience of horse ownership without the maintenance responsibilities. ➔ First rights to lease horse for off property events.

Leasing Terms.

1. Lease Duration & Payment: 

○ The lease is month-to-month. 

○ Payment is due on the 1st of every month, in the amount of $470. 

○ Payments must be made no later than the 4th of every month. A $15/day late fee applies if payment is not received on time, unless otherwise discussed. ○ All other fees (extra lessons, shows, etc.) may be discussed with your instructor. 2. Horse Usage: 

○ If your leased horse is in use, you may either wait for availability or coordinate with an instructor to ride an alternative horse. 

○ The lease provides you with three rides per week and two lessons per month. Rides and lessons do not roll over to the next month under any 

circumstances. 

○ Lease rides are one hour, including warm-up and cool-down time.

3. Riding and Care Guidelines: 

○ Always clean up after yourself (sweep the area, clean manure, and return tack to its proper place). 

○ Wear appropriate riding attire (closed-toe shoes, helmet, long pants). 

○ You must cool out your horse after each ride and ensure proper grooming (e.g., brushing, checking hooves, applying poultice or liniment as necessary). ○ You are responsible for feeding your horse during feeding times if you ride at those times. 

○ No bareback riding is allowed. 

○ You may not gallop on the track or jump grids that are not set up for your use. ○ If your leased horse is also leased by another individual, you will be responsible for claiming the horse for off-property events. To ensure fairness, the horse will be made available on a first-come, first-served basis for its leasers. Not all horses will be invited to all off property events. This is primarily due to the safety of our horses (trailering fees apply.)

4. Injuries & Damages: 

○ If you break equipment or cause damage, you must inform the instructor and will be responsible for replacement or repair costs. 

○ Any new equipment used must be approved by your instructor for safety and proper fit. 

○ If your leased horse is injured, a temporary substitute horse will be provided. Your lease rights will continue with this temporary horse.

5. Responsibilities: 

○ You are the only person permitted to ride your leased horse unless 

otherwise approved by your lesson instructor. 

○ Lessons take priority over lease rides. If a lesson overlaps with your desired ride time, you may either wait for the lesson to finish or ask to ride a different horse. 

○ Never ride in bad footing (e.g., icy, muddy, deep, etc.). 

○ Apply liniment, poultice or ice boots after hard workouts on your leased horse. 6. Termination & Notice: 

○ Either party can terminate this lease with 30 days’ notice. 

○ If you fail to give 30 days’ notice, you will be required to pay for the next 30 days before you can end the lease or resume at a later time. 

Leaser Do's and Don't's

DO: Check in on the white board when you get to the barn if you are riding that day. Sweep up after each ride and cleanup poop as soon as soon as it happens in cross-ties and indoor arena. 

Sweep out wash stall before washing your horse. 

Ask questions if you’re unsure of anything. 

Practice what you’ve learned in your lessons. Wear appropriate footwear, pants and helmets when mounted. 

Adjust jumps as appropriate for your level before you ride. 

Remember to pay your lease on time and please give 30 days notice before discontinuing a lease. 

Keep the horse’s welfare in mind at all times and watch out for signs of injury, lameness and exhaustion. 

Use your lease lessons before the end of the month they do not roll-over to the next month. If your lease horse is in a lesson, please talk to you trainer and they will give you other options 

Do hose your horse above 70 degrees, with exception before sun down. Be mindful of weather and footing both for horse and rider safety 

Make sure your horse is fed if your ride during feeding time 

Wear appropriate footwear and helmet


DON'T: Gallop on the track or anywhere on the farm, this means no racing. Never allow friends to ride the horse (even a pony ride). 

Don't ride for longer than one hour (if you do ride for maximum time you should allow for 10 mins of walking at the beginning and end of each ride). 

Don't jump anywhere other than out door (absolutely no XC) 

Don't jump grids not specifically set up for you. 

Remember not to jump anything you haven't tried before, save that for a lesson! Don't turn the horse out without thoroughly brushing their saddle mark or hosing (if it is above 70 degrees). 

No bareback unless you have permission and try not to ride through/interrupt lessons. 

Lessons always have the right of way. 

Make sure not to take equipment home without permission and be sure to return equipment used the same day as any outing/show. 

Don’t jump any other horse unless you have permission. 

Liability Waiver

By signing below, you acknowledge and accept the inherent risks of horseback riding and related activities. You agree to hold GrindStone Stables ("Stable"), its horse owners, instructors, employees, and affiliates harmless for any injury, damage, or loss to you, your equipment, or the horse while riding or interacting with the horse.

LESSEE understands that horseback riding carries certain risks and dangers, and that LESSEE will use best judgment to always take safety first into consideration while riding the horse, including;

You agree to wear a safety helmet approved by the State of New Jersey and ASTM F1163-00 standards at all times while riding. You understand that Stable is not liable for any accidents or injuries that may occur.

Under New Jersey Law, the Stable is not liable for any injury or death resulting from inherent risks of equine activities, per P.L.1997, c.287 (C.5:15-1 et seq.).

Hold Harmless: 

Lessee agrees to hold The Horse Owner and Stable harmless from any claim resulting from damage or injury caused by said horse, including but not limited to legal fees, medical expenses and/or other expenses incurred by of such claims.

Breach of Lease. 

If you fail to meet the terms and conditions of this lease, and the breach continues for more than 30 days, the lease may be terminated immediately by the horse owner or the Stable. Additionally, any violation that risks the horse's health or safety may result in immediate termination of the lease, with no refund of payments. 

If you fail to provide 30 days' notice before ending your lease, the Stable will charge you for the next month of leasing due prior to scheduling your next lesson.

Horse Care & Health. 

The Stable will ensure the horse is in good health and provide necessary veterinary or farrier care (shots, checkups, shoeing). You are responsible for the horse's care only during your ride time. The horse must remain at the Stable's location unless prior written consent is given. 

You agree to all rules and guidelines contained within and of the Stable regarding the horse's care and training.

Entire Agreement. 

READ THIS AGREEMENT CAREFULLY BEFORE SIGNING IT. YOUR SIGNATURE INDICATES YOUR UNDERSTANDING OF AND AGREEMENT TO ITS TERMS.

WARNING: UNDER NEW JERSEY LAW, AN EQUESTRIAN AREA OPERATOR IS NOT LIABLE FOR AN INJURY TO OR THE DEATH OF A PARTICIPANT IN EQUINE ANIMAL ACTIVITIES RESULTING FROM THE INHERENT RISKS OF EQUINE ANIMAL ACTIVITIES, PURSUANT TO P.L.1997, c.287 (C.5:15-1 et seq).

This agreement contains the entire agreement among the parties. Any modifications or additions must be in writing and signed by all parties to this agreement. No oral modifications will be considered part of the agreement unless reduced to writing and signed by all parties.

Each party hereby affirms and acknowledges that they have read this entire agreement, that it is in plain language, and that they fully understand and appreciate the meaning of each of its terms.

This agreement shall be governed by the laws of New Jersey.
